The home inspection was beyond my expectation.  I called on a Friday and was able to have a scheduled inspection by Sunday.  It was scheduled for 12pm but he was there much earlier.  He was very professional and very detailed specific. Any questions or concerns he was able to answer them.  At the end of inspection he informed us that he would send us the report the next day, but I was surprised to have received it first thing in the morning.  I highly recommend him and will definitely use him in the future.      -Maricris F. (Lorton, VA)

Timely, professional, organized, and a great attitude. I feel fully informed about the

Why Hire a Home Inspector?

Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it.

A home inspector can identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the home inspection, you will know more about the house, which will allow you to make decisions with confidence.

If you already are a homeowner, a home inspection can identify problems in the making and suggest preventive measures that might help you avoid costly future repairs. Home inspections pay for themselves.

If you are planning to sell your home, a home inspection can give you the opportunity to make repairs that will put the house in better selling condition avoiding last minute surprises and delays.

What is The Inspection Process?

For an inspection, the client meets the inspector on site to discuss any special concerns the client may have. Then a visual overview is performed to evaluate the condition of each of the major systems of a property.

The client is welcome to follow the inspector and ask questions or to freely explore the property, taking measurements and planning. A report is then written and discussed with the client, with a walk-through as needed.

Digital photos enhance the report, as well. An average inspection takes approximately two to three hours.

We strive to be available whenever you are in need of an inspection, which often means “at the last moment.”  We can usually be reached seven days a week to schedule an appointment, and we make every effort to find an appointment time mutually compatible for both buyer and realtor or seller. We also work to be available on Saturdays, Sundays, or evenings for an out-of-state buyer or someone who is in an urgent situation.

Whether the house is new construction or 100 years old, we usually find approximately 75 to 200 items that need attention. These issues range in importance from critical ("correct now”) to deferrable ("correct within next few months").

The more informed you are, the less stress you feel about making a purchasing decision; the unknown factor is diminished significantly. Minimally, $500 to $2,000 in repairs are found during a typical inspection, but we frequently find problems that cost $10,000 or more.

What do you receive in an inspection?

  1. Attention given to your specific concerns and questions

  2. Assessment of visuals defects as well as deficiencies

  3. General maintenance information

  4. Comprehensive summary of critical items with visual walk through

  5. Peace of mind knowing that you're better informed
